What's involved? - Documentation Stages

Concept Design

Initial meeting with client. (Approx. 2hrs)
Site measure, photos of the existing dwelling (if proposed is an extension)
All recorded data is compiled and drawn in Revit (3D software)
Full set of prelim concept drawings that contains (existing site plan, floor plan, elevations, demolition plan, proposed site plan, floor plan, elevations)
Concept 3D's External views.

Schematic Design

After client has reviewed the concept plan and decided the changes
Plans are altered to suit changes
Rough sections are created
All materials/finishes are shown on elevations / floor plan
Scope of works annotated for contractor
Schematic 3D's created.

Town Planning (if required)

Plans are drawn and detailed in accordance with town planning requirements
Written response is prepared as part of town planning requirements
Town planning application is completed
All required documentation and application form is provided (via email) to the client which is then to be submit to relevant authority

Detailed Design

Working drawings are drawn to the required level and forwarded onto an engineer for quote
Sections are detailed (if structural design is required, they will state 'by engineer')
Detailed structural floor plans, roof plans and slab plans created
Plans are sent off for engineering. With prepared scope of works document detailing the engineers required services
Rough internal elevations created
Prelim electrical plan detailed for client feedback
Window schedule
‘Prelim construction schedule’ supplied to the client to start filling out desired fixtures and fittings for selections (in preparation for tender documents)

Prelim Construction (for pricing)

Working drawings are compiled with other consultants
Full set of detailed working drawings are completed to scale for prelim ‘pricing’ issue
Specifications/Internal fixtures and fittings schedule for contract tender
Plans are sent off to energy rater. (This is required in every new build/renovation as per regulations)
Internal elevations are detailed
Further questions ‘running sheet’ is supplied to the client for information that needs to be confirmed before construction
All documents are supplied to the client for co-ordination of pricing with their desired builder/s

Construction

Working drawings thoroughly checked over with our checklist (for all code and building permit related requirements)
Plans are amended to suit client’s further TBC questions and/or budget compromises
Full set of detailed working drawings are completed to scale for construction issue
Specifications/Internal fixtures and fittings schedule updated
Section details & Internal elevation details added to the plans
Plans and relevant documents are all supplied to the client to submit for building permit or submit to builder to apply for building permit on their behalf.

NOTE:

The above does not include consultants' fees or authority charges as these services are not directly prepared by RLD Design. Other fees and charges may include soil testing, engineers' computations, site surveys, town planning permits, building permits etc... These services will be conducted between the client and the consultant, in which the fees will be paid directly to the responsible authority / consultant.

Exclusions:

Administration of the Contract between Client and Builder (contract is between the chosen builder and client)

Stage inspections (post building permit)

Attendance at Site to Monitor Progress of the Project

Review of any defects (post building permit)

Lodge Permit Application Forms
